The Topsham Real Estate Market Report for July shows us that Topsham still remains the town with the lowest amount of inventory when comparing to Bath and Brunswick. Inventory of Active listings did remain the same at only 23 available options for buyers to consider. This is not allot to consider at all for a buyer, especially one on a budget. Topsham does not currently offer allot of affordable Active listings and when they do come on be prepared to compete with other buyers just like you. Topsham remained strong with 13 Pending Sales for June down 6 from June. The Sold properties also remained strong with 15 for July only down one from June. As we near the end of summer and you are considering selling, be ready for buyers to set up showings right away and be ready for things to move quickly as long as you set the asking price right.
July ended with 23 Current Listings (same from June), 13 Pending Sales (down 6 from June), and 15 Closed Sales in June (down 1 from June). Average Sales Price to List Price Ratio was 100%.
