In January, market data for the Town of Topsham took on the same characteristics as its neighbor, Brunswick, with Active Listings, Pending Sales and Closed Sales all down just slightly when compared to December numbers.
January ended with 38 Current Listings (down 4 from December), 19 Pending Sales (down 2 from December), and 9 Closed Sales in January (down 1 from December). Average Sales Price to List Price Ratio went up another point to 98%.
If you compare January 2016 with January 2015 in Topsham, this is what you see:

- January 2016 Pending Sales – 19 vs. 11 in January 2015
- January 2016 Sales – 9 vs. 6 in January 2015
- January 2016 Median Sales Price – $283,500 vs. $192,000 in January 2015
So, while the numbers are down just a bit from December, the Pending Sales and Closed Sales are up nicely, year-over-year. With current inventory tight in the more desirable markets of Brunswick and Topsham, smart Buyers know that there are more home buying options to be found in nearby, surrounding towns.
