In February, it was already beginning to feel a little bit like Spring in the Southern Mid-Coast Region of Maine. There were some warmer days and Buyers seemed to be getting a jump on Spring Home Buying in Brunswick, snapping up the best of the still shrinking available inventory. Perhaps they were fearful that if they waited, they’d lose out big time!
February ended with just 61 Current Listings (down 6 from January), 36 Pending Sales (same as in January), and 16 Closed Sales in February (down 2 from January). After rebounding a couple points last month, Average Sales Price to List Price Ratio is down one point to 97% for February.
Let’s compare February 2016 with February 2015 in Brunswick:
- 61 Current listings in 2016 vs. 83 last February;
- 36 Pending Sales in 2016 vs. 30 last February;
- 16 Closed Sales in 2016 vs. 12 last February;
- February 2016 Median Sales Price $184,500 vs. February 2015 Median Sales Price $137,500.
With Current Inventory 22 less than the same time last year, and Pending Sales 6 higher than the same time last year, the numbers in Brunswick tell us that Home Sellers should have nothing to fear. Yet, more home owners must enter the market or home sales have no choice but to decline for sheer lack of inventory. We are optimistic that will not happen in Brunswick and, in the next couple months, we will keep on eye on both inventory and home prices.
