In the post-Labor Day Southern Mid-Coast Maine real estate market, Topsham kicked off the Fall selling season on a bit of a high note with Topsham real estate sales rebounding from the dip in August.  Topsham saw another month with a modest increase in Active Listings and a nice jump in Closed Sales  in September.  With a delay in the cooler weather, the fall foliage is finally getting into its brilliance and Buyers must be invigorated by this as activity continues at good levels.

September ended with 66 Current Listings (up 5 from August),  22 Pending Sales (down 4 from August), and a healthy 15 Closed Sales in September (up 9 from August).  Average Sales Price to List Price Ratio dipped one point to 98%.

If you compare September 2015 with September 2014 in Topsham, this is what you see:

  • September 2015 Current Listings – 66 vs. 62 in September 2014
  • September 2015 Pending Sales – 22 vs. 14 in September 2014
  • September 2015 Sales – 15 vs. 15 in September 2014
  • September 2015 Median Sales Price – $235,000 vs. $192,500 in September 2014
