The Autumn foliage colors were simply amazing this year, and while the leaves have all fallen from the treetops, the comfortably crisp temperatures have been hanging on! So, despite the shorter daylight hours, home buyers and sellers are enjoying the invigorating shopping weather, and a respectable number of Closed Sales were logged in October!
October ended with 104 Current Listings (down 5 from September), 17 Pending Sales (down 8 from September), and 10 Closed Sales in October (up 4 from September). And Average Sales Price to List Price Ratio came in at 96% in October, 2% down from last month.
Let’s compare October 2015 with October 2014 in Bath, since we haven’t done that in a little while:
- 104 Current listings in 2015 vs. 85 last October;
- 17 Pending Sales in 2015 vs. 19 last October;
- 10 Closed Sales in 2015 vs. 10 last October;
- October 2015 Median Sales Price $198,000 vs. October 2014 Median Sales Price $150,650
The difference in Current Listings can be almost completely accounted for with the new waterfront condo listings that came on the market in July. While reservations are being taken, those reservations must be converted to Purchase & Sales Agreements before the listings can register as Pending Sales in the MLS.
