The Spring Real Estate Market in Topsham may be off to a slower start, but only due to a lack of properties currently on the market. Homes coming on the market in Topsham are not keeping up with the pace of sales. Nice properties are going under contract quickly, so current inventory levels are dropping. This should be a big incentive for prospective Sellers to get their homes listed as soon as possible.
March ended with only 35 Current Listings (down 5 from February), 19 Pending Sales (up 5 from February), and 7 Closed Sales in March (up 1 from February). Average Sales Price to List Price Ratio held steady at 98% for the second month.
If we compare March 2015 to March of 2014, we hope that Topsham’s Spring Real Estate Selling Season will not continue to be plagued by lack of inventory. 35 Current Listings this March vs. 54 in 2014; 19 Pending Sales this March vs. 22 in 2014; and 7 Closed Sales this March vs. 8 in March 2014.
Keep in mind that sales which closed in March were most likely put under contract in January or February. We were still shivering in our snow banks in February, so we may still be feeling the impacts of Mother Nature in these numbers, but if inventory doesn’t increase, there will be nothing to sell!
