We look at properties that are currently listed, under contract and those that have recently sold that are similar to yours, and make adjustments for size, features, finishes, etc. to determine a likely selling price for your home. A CMA is like a balance sheet – a snapshot of value at a single point in time. So, of course, we would update this report for you just before we list your home, to see if more recent sales have had an effect on the expected selling price. This analysis, if done now, gives you a good idea going into the project, of what you can expect – we find many people have no idea what their home is worth, especially if they have lived in it for a long time.
- The 2nd FREE service we offer is STAGING RECOMMENDATIONS to help your home show more favorably to buyers. We find that many sellers in this area have no interest in paying for professional staging services. So, when we preview your property
to prepare the CMA, if you are open to suggestions, we will offer ideas and tips that will make your home stand out among the competition. Because we work with buyers as well as sellers, we hear all kinds of feedback as to what buyers are looking for in their next home – what is “in” and what is “out.” Some of these items can be major, but many are simple and inexpensive and make for good winter projects that get good return on the dollars spent. Some very minor fixes could make your home more likely to sell, and for a better price!
We appreciate it when home owners let us know, in advance, of their plans to sell. That allows us to help them ready their home for market, but also assists us with planning our work load and work flow. We do limit the number of listings we have at any one time because it takes a great deal of time and effort to effectively roll out, market and sell a terrific new listing!
