It’s amazing how much planning and work is involved in closing out the year just ended, and getting prepared for the busy year that 2105 is expected to be! So here, at last, is the December Real Estate Market Report for the Town of Brunswick.  Brunswick home sales finished strong in the final month of 2014.

December ended with just 97 Current listings, down from 111 at the end of November, with only March having fewer current listings (96) during 2014. The year ended with 33 Pending Sales (the same as November) and 21 Closed Sales in December (7 more than in November).

Just as we saw in November, the average time on market increased over the prior month, but Median Price went up, too, and Sales Price to List Price ratio jumped back up 2 points to 97%.

Since mid-December, Maine Home Realty has responded to a marked increase in inquiries from home owners interested in listing their homes for sale. As we dream of warmer weather and the Spring Home Selling Season, this should bode well for Buyers who will have a wider selection of properties to view. Combined with continued low mortgage interest rates, this is shaping up to be an excellent year for the local real estate market and we expect to see high demand for homes in Brunswick’s usual “hot” neighborhoods near Bowdoin College.
