Bath, Maine – May 2015 Real Estate Market Report

Morse HS Bath ME Alumni Weekend
Welcome Morse Alumni!

Summer-like weather has finally arrived in Maine’s Southern Mid-Coast Region and the Bath Real Estate Market is heating up, too, with increased closings!  Enthusiasm to purchase continues to keep listing inventories at low levels, but lovely new properties do come on the market daily.

It’s Morse High School Alumni Weekend, so the Blue & White is proudly displayed in many downtown storefronts!  And, if you visit Bath this weekend, Sagadahoc Preservation’s 13th Annual House & Garden Tour is a good way to view some of Bath’s most beautiful homes!

May ended with 82 Current Listings (down 1 from April), 24 Pending Sales (up 3 from April), and 18 Closed Sales in May (up 11 from April!!).  We also saw Average Sales Price to List Price Ratio dip down to 93% in May, but not to worry as this “dive” was driven by the sale of York Hall, which finally closed after being under contract for over a year (Listed at $995,000, the property sold for $750,000 for a SP/LP of 75%).

If we compare May 2015 to May of 2014, Bath’s Spring Real Estate Selling Season appears to be back on track this year: 82 Current Listings this May vs. 90 in 2014; 24 Pending Sales this May vs. 20 in 2014; and 18 Closed Sales this May is just a bit behind last May’s sales of 24.
