The Spring Real Estate Market in Bath, and all of Southern Mid-Coast Maine, is coming into full swing right now. Delayed approximately 6 weeks due to weather, homes are now coming on the market at a good pace. Nice properties are going under contract quickly, so current inventory levels are remaining somewhat even, rather than increasing. This is very encouraging for Sellers who are willing, and able, to prepare their homes and price realistically.
March ended with 75 Current Listings (up 1 from February), 17 Pending Sales (up 4 from February), and 9 Closed Sales in March (up 3 from February). We also saw a rebound in Average Sales Price to List Price Ratio which is back up to 96% in March, after dipping to 91% in February.
If we compare March 2015 to March of 2014, it does appear Bath’s Spring Real Estate Selling Season is off to a slightly slower start this year. 75 Current Listings this March vs. 76 in 2014; 17 Pending Sales this March vs. 23 in 2014; and 9 Closed Sales this March vs. 10 in March 2014.
Keep in mind that sales which closed in March were most likely put under contract in January or February. We were in the deep freeze of winter in February, so we may still be feeling the impacts of Mother Nature in these numbers.
