The ever steady Topsham real estate market did not appear to be phased in February by Mother Nature and all her snow, cold and bluster.

February ended with just 40 Current listings, down from 45 at the end of January. The month ended with 14 Pending Sales (3 more than January), and 6 Closed Sales in February (the same as January).

Average Days on Market decreased from to 95 in January to 80 in February, and Sales Price to List Price ratio increased to 98%, which ran counter to what occurred in both Bath and Brunswick where we saw that indicator drop.

The fact that Topsham has good variety in its housing stock most likely accounts for the steady nature of the real estate market here. And, as prices rise in Brunswick, Topsham may also present more affordable options in close proximity, just across the river.

Average price per square foot for homes sold in Topsham in February was $95.19, compared to $115.21/sf in Brunswick and $89.30/sf in Bath.
