In the local real estate market, February is usually when we see our lowest inventory levels of the year, and in Brunswick, that was the case. Closed home sales in Brunswick also dropped sharply in February, as compared to last month’s activity. But, it’s early in the year and we fully expect Brunswick to come on strong once the snow melts away a bit.
February ended with just 83 Current listings, down 6 from the end of January, which you recall was an inventory level below anything we saw in all of 2014. February ended with 30 Pending Sales (3 more than January), but with only 12 Closed Sales during the month (down 13 from January)!
Average days on market popped back up to 127 and Sales Price to List Price ratio also fell off from 96% last month to 91% in February.
Average price per square foot for homes sold in Brunswick in February was $115.21, compared to $95.19/sf in Topsham and $89.30/sf in Bath. We expect Brunswick prices to increase at a faster rate than either Bath or Topsham due to demand pressure as we move through spring and summer.
