Below you will see current listing, pending and January home sales data for the City of Bath and Towns of Brunswick and Topsham, which are the major towns in Maine Home Realty’s Market Area.

In Bath, Brunswick and Topsham, we begin 2014 with slightly higher inventories of homes for sale, as compared to last January.   Brunswick saw more Pending Sales and Closed Sales this January than last, while Bath had fewer Pending Sales and Closed Sales than last year, and Topsham had fewer  January Pending Sales but more Closed Sales – view the complete January 2013 market report.

State-wide, we have now seen 2 good years of home sales increases (volume up 33% since 2011) and sold prices being a bit more stubborn to improve (up 6% since 2011).  We find ourselves in February, with the Spring Market just around the corner, and we are seeing Maine home owners starting to come back into the market, perhaps a bit earlier than other years.  Home owners wanting to sell have become weary of waiting for better days.  Sitting on the sidelines since 2008, hoping for market conditions to improve, the consensus of thought seems to be that 2014 is the time!

At Maine Home Realty, we are fielding calls from more Sellers than Buyers as the year begins, but it is early and we are confident that Buyers will be ready to snap up new, quality properties after several years of looking at listings that seemed to take forever to sell.

If you will be selling your home this year, we offer the same advice we always have – Make sure you put your home’s best foot forward and set your list price to position your home as the best value relative to your competition.  Do both of these things right out of the starting gate!

If you will be buying a home this year, we predict you will see more competition for the nicest listings, but Buyers should have more quality homes to choose from and mortgage interest rates remain very favorable.   Especially good values will be found in Bath and Topsham this year.
