July 2013 Market Report for Bath, Brunswick, Topsham

Below you will see current listing, pending and July home sales data for the City of Bath and Towns of Brunswick and Topsham, which are the major towns in Maine Home Realty’s Market Area.

Current listings have risen to peak summer levels, and sales have been trending in a similar upward direction in all 3 towns since March.  Strong pending numbers were also posted across the board in July, despite an upward shift in interest rates, indicating that August should post strong sales numbers, too.

Despite the higher inventory levels we are currently seeing, there are still Buyers who are unable to find the house they want, in the location they want, at the price they want.  In the face of current market conditions, the Buyers and Sellers who are winning are the ones with a realistic outlook.  You will notice that the sales price to list price ratios came in between 96-98% which tells us that the listings that are selling are priced to the market, and Buyers realize that the days of the low-ball offer are over if they actually want to end up owning a home.
