Topsham, Maine – June 2018 Real Estate Market Report

The Topsham Real Estate Market Report for June shows us that Topsham still remains the town with the lowest amount of inventory when comparing to Bath and Brunswick. The demand to live in Topsham is high and it seems for every house that comes on the market one goes under agreement only to be sold shortly later. Topsham continues to be a tough town to find affordability. The average price per square foot continues to rise making it even tougher for buyers to get what they want in the purchase. Sellers are having a field day in Topsham, if you plan to sell list a little over market value and the buyers will still come flocking to your home with offers. Sellers can expect multiple offer situations as long as what you have is attractive to a large pool of buyers and you don’t go overboard and price yourself out of the market. How long will this trend last?!

June ended with  23 Current Listings (down 2 from May),  19 Pending Sales (down 3 from May), and 16 Closed Sales in June (up 8 from May).  Average Sales Price to List Price Ratio was 99%.
