The Topsham Real Estate Market Report for July shows us that Topsham saw another decrease in Active inventory from 17 down to only 15 listings! Topsham is remaining at all time lows for Active listings which is proving very frustrating for buyers trying to get into the area. Pending sales remained very strong with 28 this month showing us that with each good listing Topsham offers the open market, a buyer is waiting to scoop it up. The Sold properties decreased but with all the Pending sales for July we would expect that number to increase for August. Be ready to compete with aggressive buyers!
July ended with 15 Current Listings (a decrease of 2 from June), 28 Pending Sales (up 4 from June), and 11 Closed Sales in June (a decrease of 10 from June). Average Sales Price to List Price Ratio was 98%.
