In May, the Brunswick Real Estate Market saw an increase in Active listings for the second month in a row. This is due to the decrease in Pending Sales. It would appear that looking for a home in Brunswick now would provide more options for buyers to look at than even two months ago. If you recall last month Brunswick finished with more Pending Sales than Active Listings! I do not think we will see that again this year!
May ended with 78 Current Listings (up 12 from April), 58 Pending Sales in May (down 9 from April), and 39 Closed Sales in May (up 19 from April!). Average Sales Price to List Price Ratio is 98.89%, down from last month’s 99.5%. Average Days on Market is up to 43 for May and prices are showing the upward pressure of demand.
Comparing May 2016 with May 2015 in Brunswick:
- 78 Current listings in 2016 vs. 110 last May;
- 58 Pending Sales in 2016 vs. 55 last May;
- 39 Closed Sales in 2016 vs. 30 last May;
- May 2016 Median Sales Price $191,000 vs. May 2015 Median Sales Price $168,000.
