In April, we saw something in the Brunswick Real Estate Market that we can’t recall seeing before – The number of Homes Under Contract was greater than the number of Homes Currently Listed! With Active Listings up slightly over March, and the number of Closed Sales the same as in March, it seems the high Pending Sales figure is a function of it taking about 2 months to close a loan under the new TRID rules. This is the 2nd month we’re seeing a double-digit increase in Pending Sales over the previous month, in Brunswick. The Spring Market is in full swing!
Comparing April 2016 with April 2015 in Brunswick:
- 66 Current listings in 2016 vs. 103 last April;
- 67 Pending Sales in 2016 vs. 53 last April;
- 20 Closed Sales in 2016 vs. 20 last April;
- April 2016 Median Sales Price $192,500 vs. April 2015 Median Sales Price $143,500.
