Bath, Maine – November 2015 Real Estate Market Report

Christmas Tree in Bath MaineThe wreaths are hung, the shop windows are decorated, the orb lights in the trees are lit, and downtown Bath is ready for the Christmas Season.  Yes, in Bath, it isn’t the Holidays, it’s “An Old-Fashioned Christmas in Bath!”  Daytime temps are hanging around in the 40’s and there’s not a trace of snow to be found, but the spirit and good cheer is in the air . . . and in the real estate market!  November market data is below:

November ended with 90 Current Listings (down 14 from October),  18 Pending Sales (up 1 from October), and 11 Closed Sales in November (up 1 from October).   Average Sales Price to List Price Ratio dropped to 90% in November, down 6 points from last month, and the lowest for the year, so far.

We can compare November 2015 with November 2014 in Bath:

  • 90 Current listings in 2015 vs. 78 last November;
  • 18 Pending Sales in 2015 vs. 18 last November;
  • 11 Closed Sales in 2015 vs. 9 last November;
  • November 2015 Median Sales Price $180,000 vs. November 2014 Median Sales Price $167,900

The difference in Current Listings can still be almost completely accounted for with the new waterfront condo listings that came on the market in July – We understand that the process to convert the “reservations” to Purchase & Sales Agreements is beginning, so we may see some of those listings register as Pending Sales in the MLS in the near future.
