With the Labor Day Holiday weekend behind us and the kids back in school, the Brunswick Real Estate Market finished the last unofficial month of summer on a high note in terms of sales.
Compared to Brunswick’s July numbers, Current Listings have decreased by 10 to 128, the number of Pending Home Sales decreased from 50 to 35, perhaps setting us up for weaker September sales? But 37 Brunswick Home Sales closed in August, compared to 24 sales in July !!
We also notice that average and median days on market have ticked up slightly, but not a drastic change. And, the average sales price to list price ratio has dropped to 97%.
For something different this month, we thought it might be interesting to look at where Brunswick home buyers are coming from. The MLS captures this in a field, “Buyer’s previous zip code” within the sold data. Of the 37 Brunswick home sales that closed in August, 32 of those new owners were Mainers! So, 86% were already in Maine, and 25% of those 32 already lived in Brunswick. 1 was from Bath, 4 were from Topsham and the rest came from all around the State (as far north as Caribou), but predominantly were from towns in the Mid-Coast Region. The 5 out-of-state buyers had previous zip codes from New Hampshire, Pennsylvania, South Carolina, Ohio and Texas. Very interesting, indeed!
Traditionally, Autumn is a strong home selling season in Maine and it certainly is a beautiful time to be out and about, whether you are looking for a new home or not!
