The Chart below shows Current (active) Listings, Pending (under contract) Sales and June Home Sales data for the City of Bath and Towns of Brunswick and Topsham, which are the major towns in Maine Home Realty’s Market Area.

We are seeing that inventories are starting to rise slowly as median prices have gone up.  Sellers who were holding on for better days may think they’ve finally arrived.  But, we now anticipate that the pace of sales will taper off in the second half of this year as increasing interest rates take the steam out of sales and buyers.

During June, the number of home sales in all 3 towns was up over May sales figures, median price movement and days on market showed mixed results, however.  Remember also, that today’s pending sales are tomorrow’s closings – Bath is the only market showing an increase in pending sales over the previous month.
