Brunswick, Maine – July 2018 Real Estate Market Report

In July Brunswick’s Real Estate market remained about the same for Active listings from 69 in June down to 66 in July. This amount of inventory has been helpful for the Brunswick buyers as they look around and shop over the summer. As we head into the fall, we would expect the inventory to continue to decrease slightly giving buyers less Active properties to consider. The Pending Sales remained strong at 29 in July compared to 36 in June. The Sold [properties also remained strong at 24 for July compared to 28 in June. This is a good sign as we progress through the summer lull that buyers are still out hunting and the summer busy season and heat is not slowing them down in Brunswick.

July ended with 66 Current Listings  (down 3 from June),  29 Pending Sales (down 7 from June), and  24 Closed Sales (down 4 from June). Average Sales Price to List Price Ratio was 102.8for July!

Comparing Brunswick’s data for July 2018 with July 2017, this is what we see:

Bath, Maine – July 2018 Real Estate Market Report

In July Bath’s Real Estate market remained the same as June with 43 Active listings. The increased inventory is certainly helping buyers find what they want in a very busy market. Bath’s market continues to do very well and buyers seem to like the various styles of housing stock that the little city has to offer. Pending Sales decreased significantly from 19 in June to only 7 in July. This is typical as July is the hot vacation month of the summer and allot of people have plans and just want to enjoy a little relax time. On the other end of that with all the tourists in Maine, small business owners work really hard and don’t get very much time off. The Sold properties also dipped from 24 in June to 13 in July. It will be interesting to see if the little lull continues or if the fall market kicks into high gear. Enjoy the last days of summer!

July ended with 43 Current Listings  (same from June),  7 Pending Sales (down 12 from June), and  13 Closed Sales (down 11 from June). Average Sales Price to List Price Ratio was 98% for July.

Topsham, Maine – June 2018 Real Estate Market Report

The Topsham Real Estate Market Report for June shows us that Topsham still remains the town with the lowest amount of inventory when comparing to Bath and Brunswick. The demand to live in Topsham is high and it seems for every house that comes on the market one goes under agreement only to be sold shortly later. Topsham continues to be a tough town to find affordability. The average price per square foot continues to rise making it even tougher for buyers to get what they want in the purchase. Sellers are having a field day in Topsham, if you plan to sell list a little over market value and the buyers will still come flocking to your home with offers. Sellers can expect multiple offer situations as long as what you have is attractive to a large pool of buyers and you don’t go overboard and price yourself out of the market. How long will this trend last?!

June ended with  23 Current Listings (down 2 from May),  19 Pending Sales (down 3 from May), and 16 Closed Sales in June (up 8 from May).  Average Sales Price to List Price Ratio was 99%.

Brunswick, Maine – June 2018 Real Estate Market Report

In June Brunswick’s Real Estate market saw another increase in Active listings from 48 in May up to 69 in June! This is the second month in a row with a large increase of Active listings. May was up a total of 18 Active listings when comparing to April. The Pending sales remained strong with 36 total and the Sold properties increased from 19 in May to 28 in June. Brunswick remains a hot market and buyers should be very pleased to see extra Active listings on the market when considering options to purchase.

June ended with 69 Current Listings  (up 21 from May),  36 Pending Sales (down 3 from May), and  28 Closed Sales (up 9 from May). Average Sales Price to List Price Ratio was 99for June.

Bath, Maine – June 2018 Real Estate Market Report

In June Bath’s Real Estate market saw an increase in Active listings from 31 in May up to 43 total for the month of June. The increase in Active listings was not met like last month with buyers putting properties under contract. The Pending properties dipped from 27 total in May down to 19 in June giving Bath buyers more properties to consider as we head into July and summer vacation months. This should be good news for buyers as we head into the second part of the selling season. Bath’s inventory has been very low so any help will be much appreciated. Sellers in Bath keep pushing prices so it will be interesting to see if buyers slow the market as prices get comparable to the surrounding areas. If you are buying in Bath be patient for the right house, but, when it come on you will have to move quickly in order to make the dream a reality!

June ended with 41 Current Listings  (up 12 from May),  19 Pending Sales (down 8 from May), and  24 Closed Sales (up 10 from May). Average Sales Price to List Price Ratio was 99% for June.

Topsham, Maine – May 2018 Real Estate Market Report

The Topsham Real Estate Market Report for May shows us that Topsham saw a 20% increase in Active listings from 20 in April up to 25 in May. While this does not sound like allot, Topsham remains the town with the lowest amount of Active listings when comparing to Bath and Brunswick, so a 20% increase is huge! The Pending sales remained strong at 22 for May. It seems as though listings come on and listings go keeping the Pending sales at a very good rate for the 2018 year. With Topsham dipping from 19 Sales in April down to only 8 in May, we would expect the month of June to rebound and get somewhere in between with all the inventory that is currently Pending.

May ended with  25 Current Listings (up 5 from April),  22 Pending Sales (same from April), and 8 Closed Sales in May (down 11 from April).  Average Sales Price to List Price Ratio was 100%.

Brunswick, Maine – May 2018 Real Estate Market Report

In May Brunswick’s Real Estate market saw a large increase in Active listings from 30 in April up 18 to a total of 48 in May! This is the largest increase in Active listings for Brunswick in 2018. Along with a good hefty amount of new inventory, the Pending sales in Brunswick followed suite for May increasing from 29 in April up to 39 total for the month. Hopefully the increase in Active listings has helped buyers find that much needed property to purchase. Brunswick was at 99% when comparing the average list price to sale price ratio for the month of May so if you are selling this means the added inventory should not dampen your plans to sell in Brunswick for 2018.

May ended with 48 Current Listings  (up 18 from April),  39 Pending Sales (up 10 from April), and  19 Closed Sales (down 2 from April). Average Sales Price to List Price Ratio was 99for May.

In May Bath’s Real Estate market saw a decrease in Active listings from 36 in April down to only 31 in May. The pressure is on for buyers looking to purchase in Bath. The market has really tightened up and the inventory is dwindling to very low levels. Pending Sales were up from 17 in April to a whopping 27 in May! This shows you the need for good inventory and that the demand for listings is still in full swing. If you are considering listing a home in Bath, what are you waiting for!? The average sales price to list price ratio was at 99% for the month of May. The key to a quick sale is setting the right price. Don’t go too overboard, you want to set it just right to attract buyers and multiple offer situations. If you set the price right, offers will still come in over asking.

Topsham, Maine – April 2018 Real Estate Market Report

The Topsham Real Estate Market Report for April shows us that Topsham still remains the low town when looking at Current Listings. Bath and Brunswick are close but Topsham with only 20 will take another month when comparing to all three towns. Topsham has remained the fast paced market that is just so tough to get into. Selling is the key, Topsham needs more listings so don’t wait! Get you property listed and help the low inventory cause that Topsham seems to be stuck in. While Pending Sales decreased slightly from 29 to 22, the Sold Properties for March increased dramatically from only 6 up to 19 to end the month. Be ready if you are buying, it will be a tough goal to achieve but not impossible for the eager and ready buyer!

In April Brunswick’s Real Estate market saw a decease in Current Listings from 34 down to only 30. This is hard to believe when looking at April 2017, Brunswick had 61 Current Listings to choose from! With inventory slashed in half over the past year, it is a very difficult time to be a buyer. The market is very tight in Brunswick and buyers have pushed north and exhausted most of Bath’s affordability. Selling in Brunswick is key right now. The market has climbed past 2006-2007 pricing and we don’t know how long this will last for. If you are on the fence about selling make your plans to do it this year!

April ended with 30 Current Listings  (down 4 from March),  29 Pending Sales (down 4 from March), and  21 Closed Sales (same from March). Average Sales Price to List Price Ratio was 98for April.
