The Topsham Real Estate Market Report for September shows us that Topsham saw an increase in Active listings for the second month in a row ending with 25 total.  The Pending sales decreased from 32 to 26 for the month of September. Sold properties held strong at 12 decreasing by only 1 from August. Topsham remains the low town in Active listings when comparing with Brunswick and Bath. It is one of the most sought after towns to live in our region. Affordability is really tough making it almost impossible to get in on a small budget. If you are finding it hard to find something in Topsham, give Bath a look. Bath has a range of prices for Active listings and allot to offer. Sometimes a stepping stone is needed with your first purchase to make your goals a reality.

September ended with  25 Current Listings (up 1 from August), 26 Pending Sales (down 6 from August), and 12 Closed Sales in September (down 1 from August).  Average Sales Price to List Price Ratio was 99%.

Brunswick, Maine – September 2017 Real Estate Market Report

In September Brunswick’s Real Estate market remained steady with 72 total Active listings. The big decrease was the amount of Pending sales, Brunswick went from 47 in August to only 26 in September!! The Sales remained strong with 31 total. We have to wonder what will happen this fall and winter? Will Brunswick finally see an increase in Active listings as we head into winter, or, will the buyers still be shopping even with snow in our minds and soon to be on the ground. Brunswick is a tough place to find good affordable housing, but, be patient and wait for the right opportunity. Looking in Bath might help if you are stuck with little to no options. At any rate, happy hunting!

Bath, Maine – September 2017 Real Estate Market Report

In September Bath’s Real Estate market remained steady for Active listings with 45. Buyers have started to feel the pinch in inventory when shopping for a home in Bath just like buyers shopping in Topsham and Brunswick. The Pending sales decreased from 21 to 29 so it will be interesting to see if the summer momentum continues this fall with the October and November numbers. Sold properties increased from 15 to 17 showing us that the market is remaining steady coming out of the summer heat. Bath is a great place to find a home with an array of available inventory in different price ranges. The downtown is beautiful, the parks are attractive and the people are very friendly and easy to meet. Keep Bath on your radar as we head towards winter, it may be an option if you are getting squeezed out of the Brunswick and Topsham real estate market.

Topsham, Maine – August 2017 Real Estate Market Report

The Topsham Real Estate Market Report for August shows us that Topsham finally saw a decent increase in Active listings from only 15 up to 24! This is a huge increase compared to what Topsham has seen this year in Active listings. The Pending sales remained very strong and increased to 32 overall for the month of August. We would expect September to be stronger in sales with all of the Pending activity going on. This month only had 13 sales so we would expect it to be more with the Pending sales and increase of inventory for August. Topsham has had the lowest inventory in all three towns monitored in the market reports. Topsham is still a very hard town to purchase in so if you want to find a home in Topsham be poised and ready and still expect competing offers on any home that is priced at or below market value. Brunswick, Maine – August 2017 Real Estate Market Report

In August Brunswick’s Real Estate market saw a slight increase in available listings to 72 total. The Pending sales increased from 35 in July to 47 in August, this will be a huge help for the Sold properties in September. Brunswick has remained strong and still has a ton of activity even during the summer lull. As we gear up for the fall business you can expect Brunswick to do the same. With kids back to school and tourists on the way out locals are going to take advantage of great interest rates and a slight increase in inventory. Happy hunting this fall, get in before the snow flies!

August ended with 72 Current Listings  (up 5 from July),  47 Pending Sales (up 12 from July), and  34 Closed Sales (down 2 from July).   Average Sales Price to List Price Ratio was 99% for August.

Bath, Maine – August 2017 Real Estate Market Report

In August Bath’s Real Estate market remained steady for Active listings with 44, that is only an increase of 2 listings from July. The Pending sales also remained strong and increased from 21 to 29 for August. This should help with the Sold properties heading into September. When looking at the Pending sales for August 2016 Bath had a total of 41! It will be interesting to see how the data compares next month now that we are officially into the fall season of business here in Maine.

August ended with 44 Current Listings  (up 2 from July),  29 Pending Sales (up 8 from July), and  15 Closed Sales (up 6 from June).   Average Sales Price to List Price Ratio was 99% for August.

Comparing Bath’s data for August 2017 with August 2016, this is what we see:

  • August 2017 Current Listings – 44 vs 54 in August 2016
  • August 2017 Pending Sales – 29 vs. 41 in August 2016
  • August 2017 Sales – 15 vs. 17 in August 2016

Topsham, Maine – July 2017 Real Estate Market Report

The Topsham Real Estate Market Report for July shows us that Topsham saw another decrease in Active inventory from 17 down to only 15 listings! Topsham is remaining at all time lows for Active listings which is proving very frustrating for buyers trying to get into the area. Pending sales remained very strong with 28 this month showing us that with each good listing Topsham offers the open market, a buyer is waiting to scoop it up. The Sold properties decreased but with all the Pending sales for July we would expect that number to increase for August. Be ready to compete with aggressive buyers!

July ended with  15 Current Listings (a decrease of 2 from June), 28 Pending Sales (up 4 from June), and 11 Closed Sales in June (a decrease of 10 from June).  Average Sales Price to List Price Ratio was 98%.
