The Topsham Real Estate Market Report for April shows us that Topsham still remains the low town when looking at Current Listings. Bath and Brunswick are close but Topsham with only 20 will take another month when comparing to all three towns. Topsham has remained the fast paced market that is just so tough to get into. Selling is the key, Topsham needs more listings so don’t wait! Get you property listed and help the low inventory cause that Topsham seems to be stuck in. While Pending Sales decreased slightly from 29 to 22, the Sold Properties for March increased dramatically from only 6 up to 19 to end the month. Be ready if you are buying, it will be a tough goal to achieve but not impossible for the eager and ready buyer!

April ended with  20 Current Listings (down 4 from March),  22 Pending Sales (down 7 from March), and 19 Closed Sales in April (up 13 from March).  Average Sales Price to List Price Ratio was 99%.

Brunswick, Maine – April 2018 Real Estate Market Report

In April Brunswick’s Real Estate market saw a decease in Current Listings from 34 down to only 30. This is hard to believe when looking at April 2017, Brunswick had 61 Current Listings to choose from! With inventory slashed in half over the past year, it is a very difficult time to be a buyer. The market is very tight in Brunswick and buyers have pushed north and exhausted most of Bath’s affordability. Selling in Brunswick is key right now. The market has climbed past 2006-2007 pricing and we don’t know how long this will last for. If you are on the fence about selling make your plans to do it this year!

April ended with 30 Current Listings  (down 4 from March),  29 Pending Sales (down 4 from March), and  21 Closed Sales (same from March). Average Sales Price to List Price Ratio was 98for April.

Comparing Brunswick’s data for April 2018 with April 2017, this is what we see:

Bath, Maine – April 2018 Real Estate Market Report

In April Bath’s Real Estate market saw a slight decrease in Current Listings from 41 down to 36 total. The overall increase in Bath listings the past two months is mainly due to a neighborhood of condos that are all being sold at the same time. If you take away that group of condos from the search Bath only has 16 Current Listings, this is unbelievable! The other piece of the market report to key into this month is that properties are selling at 105% list price to sales price, I would say Bath is on the move for 2018! If you want to sell in Bath now is the time to do it, don’t get caught waiting for a better day because you might miss out! If you are buying in Bath be prepared to compete with other buyers and potentially have to offer over the list price in some situations.

April ended with 36 Current Listings  (down 5 from March),  17 Pending Sales (down 4 from March), and  9 Closed Sales (same from March). Average Sales Price to List Price Ratio was 105% for April!

Topsham, Maine – March 2018 Real Estate Market Report

The Topsham Real Estate Market Report for March shows us that Topsham is back to being the town with the lowest amount of Active Listings when comparing to Bath and Brunswick. Topsham remained the same as February with only 24 Active Listings for the month of March. Buyers are still willing to pay more than what the seller is asking for too. February was at 102% and March closed with 101% List Price to Sale Price ratio. Sellers can expect higher offers when priced right and in multiple offer situations. Buyers can still expect to have to offer more than the sellers asking price if its priced fair and other buyers are competing. If you are buying in Topsham have your financing lined up and be ready to go, the listings do not last long! If you plan to list in Topsham, don’t wait! The market is moving very fast and buyers are ready and waiting. One would expect the market to slow down sometime in the future so why gamble, make your plans to sell in 2018 soon and you won’t regret it!

The inventory still remains very low making it a tough spring for buyers to find something suitable to purchase. When looking at March 2017, buyers had almost double the inventory to choose from, this is a very interesting fact. With Pending Sales remaining very high we would expect the inventory in Brunswick to remain low as we continue to head into the spring market. If you plan to list in Brunswick, don’t wait! A large part of this is a bulk of listings in the same neighborhood that all came on the market around the same time. We will have to see how they are absorbed into the market when we look at the Active Listings for next month. Bath has become a very attractive place to call home due to its great downtown with shops and restaurants and riverfront park. With affordability closed in most other regions south of Bath, Bath has become the new hot spot for home buyers. It offers a little bit of everything from new to old which gives a little something for all buyers. If you plan to list in Bath, don’t wait! The market is moving very fast and buyers are ready and waiting. One would expect the market to slow down sometime in the future so why gamble, make your plans to sell in 2018 soon and you won’t regret it!

Topsham, Maine – February 2018 Real Estate Market Report

The Topsham Real Estate Market Report for February shows us that Topsham saw a very slight increase in Active listings from 22 to 24 total. The interesting stat to look at is properties are selling at 102% of list price! Buyers are still aggressive and paying more than the asking price probably due to competition and multiple offer situations. If you are planning to sell in Topsham this is great news for you! You can still list at market value and expect to get offers that are more than your asking price. If you are on the buying side in Topsham, you can expect the opposite, multiple offers and potentially paying the seller more than what they are asking for the property.

February ended with  24 Current Listings (up 2 from January),  22 Pending Sales (up 4 from January), and 11 Closed Sales in January (up 2 from January).  Average Sales Price to List Price Ratio was 102%.
