The Topsham Real Estate Market Report for October shows us that Topsham remains the town with the lowest amount of Active Listings when comparing to Bath and Brunswick. This has been the trend all year and Topsham ends October with only 23 Active Listings available for buyers to consider. This amount is down 2 when comparing to September. The Pending Sales dipped a bit from 16 in September to 11 in October, but, I bet Topsham would see more Pending Sales if the Active Listings increased. The Sold Properties increased from 8 in September to 13 in October giving Topsham the feel that no matter what comes on the market it will be Sold in a short amount of time. Topsham’s average list price to sales price for October closed out at 101% telling us that properties are still selling above the list price which is great news for sellers but bad news for buyers. If you want to buy in Topsham be ready! The market does not offer a ton of options to pick from so when the right property comes on the market be ready to move quickly and also be ready to compete with other buyers in multiple offer situations.

Brunswick, Maine – October 2018 Real Estate Market Report

In October Brunswick’s Real Estate market saw an increase in Active Listings from 66 in September up to 72 in October. This might not sound like much but buyers could use all the extra inventory they can get in Brunswick’s hot real estate market. The Pending Sales dipped from 36 in September down to 22 in October showing us that business is still full steam ahead as we start to look at the fall numbers. The Sold Properties also remained strong with 36 total for October trending the same from September. Brunswick remains the staple of our region with the largest amount of sales when comparing to Topsham and Bath. The town of Brunswick still has a very large draw and with all the converted ex-military housing that has slowly trickled into the market, it still remains a great buy for all price ranges. With it’s great downtown, college draw, train station and a great community, Brunswick offers a little bit of something for everyone!

October ended with 72 Current Listings  (up 6 from September),  22 Pending Sales (down 14 from September), and  36 Closed Sales (same from September). Average Sales Price to List Price Ratio was 99for October.

Comparing Brunswick’s data for October 2018 with October 2017, this is what we see:

Bath, Maine – October 2018 Real Estate Market Report

In October Bath’s Real Estate market remained about the same for Active Listings only decreasing by three from 42 to 39 when comparing to September.  The Pending Sales decreased by five from 16 in September to 11 for the month of October. The Sold Properties increased by seven from 9 in September up to a total of 16 for October. The inventory remains steady giving buyers options to consider as we head into the long and cold Maine winter, and yes it is coming quick! With predicted record lows for the Holiday please make sure to stay warm and also keep an eye on a friend or neighbor in need. We must also remember to give our small Bath business owners some attention during the shopping season. They are what make our downtown strong and the community a unique place for all of us to call home.

October ended with 39 Current Listings  (down 3 from September),  11 Pending Sales (down 5 from September), and  16 Closed Sales (up 7 from September). Average Sales Price to List Price Ratio was 97% for October.

Topsham, Maine – September 2018 Real Estate Market Report

The Topsham Real Estate Market Report for September shows us that Topsham still remains the town with the lowest amount of Active Listings when comparing to Bath and Brunswick. Topsham only had 25 Active Listings for the month of September, up 4 when comparing to August. The Pending Sales remained very strong at 22, only a decrease of 4 when comparing to August. The Sold Properties also remained very strong increasing by 6 to 12 total for the month of September. Topsham remains the toughest town to get into when looking to purchase a property. The low levels of inventory do not help buyers as they continue to wait for the right place to come on the market. Sellers are loving the low inventory and higher prices that properties are selling for. How long will this last?!

September ended with  25 Current Listings (up 4 from August),  16 Pending Sales (down 3 from August), and 8 Closed Sales in September (down 2 from August).  Average Sales Price to List Price Ratio was 99%.

In September Brunswick’s Real Estate market saw a large decrease in Active Listings from 82 in August down to 66 in September. The Brunswick market seems to be full steam ahead as we look at the Fall numbers for September. The Pending Sales remained very strong with 36 for September, a decrease of 10 when comparing to August. The Sold Properties also remained strong with 36 for September, only a decrease of 4 when comparing to August. Brunswick still remains a very hot market for sellers and a tough market for buyers. The average price per square foot for the month when looking at the sold data shows us that Brunswick is averaging $164.00 per square foot!

September ended with 66 Current Listings  (down 16 from August),  36 Pending Sales (down 10 from August), and  36 Closed Sales (down 4 from August). Average Sales Price to List Price Ratio was 99for September.

Bath, Maine – September 2018 Real Estate Market Report

In September Bath’s Real Estate market remained about the same for Active Listings only decreasing by one from 43 to 42 when comparing to August.  The Pending Sales increased by 3 from 13 to 16 from August’s numbers. The Sold Properties decreased by 10 from 19 down to 9 from August. The market remains strong as we head into the colder months here in Maine. The inventory remains steady giving buyers options to consider before we head into the long and cold Maine winter. The question will be how does the inventory look over winter and as we head into spring next year? Will it start to increase or will we see another year like we did this year with positive news for sellers?

September ended with 42 Current Listings  (down 1 from August),  16 Pending Sales (up 3 from August), and  9 Closed Sales (down 10 from August). Average Sales Price to List Price Ratio was 98% for September.

Topsham, Maine – August 2018 Real Estate Market Report

The Topsham Real Estate Market Report for August shows at the Topsham remains about the same coming through the summer months. Topsham seems to be the most consistent town with a very low amount of inventory available for buyers. Sellers are enjoying the tight market and the fact that August shows us that buyers are willing to continue to pay more than what they are asking for. Topsham averaged 102% when comparing the list price to the actual sale price! As a seller, don’t go to high on your asking price. Se a realistic price with your real estate professional and know that if you are attractive to buyer, they will offer more than what you are asking. Happy Selling!!

August ended with  21 Current Listings (down 2 from July),  19 Pending Sales (up 6 from July), and 10 Closed Sales in August (down 5 from July).  Average Sales Price to List Price Ratio was 102%.

Brunswick, Maine – August 2018 Real Estate Market Report

In August Brunswick’s Real Estate market had a really big month! The first thing to note is that Brunswick saw an increase in Active Listings from 66 in July to 82 in August. The buyers who continued to shop this summer in the relentless heat should have had more options to look at and consider. The Pending Sales increased from 29 in July up to 46 in August, this is a large increase! The amount of Sold Properties was 40 for the month of August, an increase of 16 when comparing to July. Brunswick also saw another month where the average sale price is going over the asking price topping out at 101% for the month of August. This means if you are buying a home in Brunswick you can expect to pay slightly higher than the sellers asking price on average. Happy Hunting!!

August ended with 82 Current Listings  (up 16 from July),  46 Pending Sales (up 17 from July), and  40 Closed Sales (up 16 from July). Average Sales Price to List Price Ratio was 101for August!

Bath, Maine – August 2018 Real Estate Market Report

In August Bath’s Real Estate market saw a third month in a row with 43 Active Listings for buyers to consider. This is great news as we head into the fall market and buyers continue to look for options before the snow flies here in Maine. Bath has made great strides this selling season becoming a very desirable market for buyers of all types. With the wide range in housing stock to consider, Bath offers a little bit for everyone. The Pending Sales increased from 7 in July to 13 in August. The Sold Properties also increased from 13 in July to 19 in August. The next couple of months will be key to monitor in Bath. Either the inventory will remain very low and possibly decrease over the busy fall market, or, buyers might slow down giving Bath additional Active Listings.

August ended with 43 Current Listings  (same from July),  13 Pending Sales (up 5 from July), and  19 Closed Sales (up 6 from July). Average Sales Price to List Price Ratio was 98% for August.

The Topsham Real Estate Market Report for July shows us that Topsham still remains the town with the lowest amount of inventory when comparing to Bath and Brunswick. Inventory of Active listings did remain the same at only 23 available options for buyers to consider. This is not allot to consider at all for a buyer, especially one on a budget. Topsham does not currently offer allot of affordable Active listings and when they do come on be prepared to compete with other buyers just like you. Topsham remained strong with 13 Pending Sales for June down 6 from June. The Sold properties also remained strong with 15 for July only down one from June. As we near the end of summer and you are considering selling, be ready for buyers to set up showings right away and be ready for things to move quickly as long as you set the asking price right.

July ended with  23 Current Listings (same from June),  13 Pending Sales (down 6 from June), and 15 Closed Sales in July (down 1 from June).  Average Sales Price to List Price Ratio was 100%.
