In June Brunswick’s Real Estate market saw a good decrease in inventory down to 68 Current Listings for buyers to view and consider from 79 in May. The Pending Sales increased to 48 in June from 42 in May showing us that business remains very strong in Brunswick. While we saw a decrease in Sold Properties I would expect that to rise next month with all of the Pending Sales currently on the books for buyers and sellers. Brunswick is an attractive town with allot to offer, if you have not considered living in Brunswick maybe it’s a good time to explore and make it an option for your purchase.

June ended with 68 Current Listings  (down 11 from May),  48 Pending Sales (up 6 from May), and  24 Closed Sales (down 9 from May).   Average Sales Price to List Price Ratio was 98% for June.

Comparing Brunswick’s data for June 2017 with June 2016, this is what we see:

Topsham, Maine – June 2017 Real Estate Market Report

The Topsham Real Estate Market Report for May shows us that Topsham is hitting one of it’s all time lows for available listings decreasing down to only 17 available! The Pending Sales remains strong at 24 showing us that the Topsham market lacks inventory and sellers can’t keep up with the buyer’s demand. With another strong month of sales at 21, Topsham is probably one of the hottest markets in our region right now!

June ended with  17 Current Listings (a decrease of 7 from May), 24 Pending Sales (down 3 from May), and 21 Closed Sales in May (a decrease of 1 from May).  Average Sales Price to List Price Ratio decreased to 95%.

If you compare June 2017 with June 2016 in Topsham, this is what you see:

  • June 2017 Current Listings – 17 vs 39 in June 2016
  • June 2017 Pending Sales – 24 vs. 35 in June 2016
  • June 2017 Sales – 21 vs. 17 in June 2016

Bath, Maine – June 2017 Real Estate Market Report

In June Bath’s Real Estate market saw a slight decrease in business overall. This is typical as folks get ready for summer vacations and kids out of school for the summer. Bath’s inventory still hovers really low, losing 3 more listings Bath fell to 37 available listings for June. We saw a decrease in Pending Sales which will likely result in a slower July for Sales. As we gear up for the fall business enjoy summer but don’t pass on a good deal if you see one. The fall will be on us before you know it so get qualified and ready!

June ended with 37 Current Listings  (down 3 from May),  13 Pending Sales (down 6 from May), and  15 Closed Sales (down 3 from May).   Average Sales Price to List Price Ratio was 99% for June.

Comparing Bath’s data for June 2017 with June 2016, this is what we see:

  • June 2017 Current Listings – 37 vs 65 in June 2016
  • June 2017 Pending Sales – 13 vs. 30 in June 2016
  • June 2017 Sales – 15 vs. 21 in June 2016

Brunswick, Maine – May 2017 Real Estate Market Report

In May, the Brunswick Real Estate Market had a very busy month. We saw listings finally increase significantly from 61 to 79 available listings. While pending sales decreased slightly, they still remained very strong with 42 total. Sales were up in a big way from 9 to 33! Looking back at May 2016 the numbers seem to line up with the busy spring we had in 2016. Hopefully buyers are finding more options as the listings are increasing. Time will tell how long this busy sellers market will last!

May ended with 79 Current Listings (up 18 from April),  42 Pending Sales in May (down 6 from April), and 33 Closed Sales in May (up 24 from April).  Average Sales Price to List Price Ratio increased to 99%.  

Comparing May 2017 with May 2016 in Brunswick:

  • May 2017 Current Listings – 79 vs. 78 in May 2016;
  • May 2017 Pending Listings – 42 vs. 58 in May 2016;
  • May 2017 Sold Listings – 33 vs. 39 in May 2016;

In May Bath’s Real Estate market saw an increase in available listings by 1 listing to 40 total. Looking at May in 2016 we had 29 more properties to consider for buyers. The inventory still remains low especially under $200,000. Brunswick and Topsham have tightened pushing buyers into the Bath market to seek affordability. It is quickly drying up and prices are increasing. Bath offers a great community with an awesome downtown, if you have not considered Bath come and explore what it has to offer!

May ended with 40 Current Listings  (up 1 from April),  19 Pending Sales (down 3 from April), and  18 Closed Sales (up 7 from April).   Average Sales Price to List Price Ratio was 98% for May.

Topsham, Maine – May 2017 Real Estate Market Report

The Topsham Real Estate Market Report for May shows us that Topsham increased its available listings by only 2 listings. The Pending Sales decreased by 10 which is why the sold properties in Topsham for May was 22! This is a huge increase from April which only had 8 sold properties for the month. Inventory continues to remain very low in Topsham and buyers move quickly on new listings that come out. Be ready with financing in place so when the right home comes on you can move quickly!

May ended with  24 Current Listings (a decrease of 2 from April), 27 Pending Sales (down 10 from April), and 22 Closed Sales in May (an increase of  14 from April).  Average Sales Price to List Price Ratio remained the same at 99%.

Bath, Maine – April 2017 Real Estate Market Report

In April Bath’s Real Estate market saw an increase in available listings to 39 total, that is an increase of only 4 listings from March, but, we will take anything we can get at this point! Pending Sales remained steady at 22 along with the Sold properties remaining strong at 11 sales for the month. It was great for buyers to see a slight increase in Active Listings, even if only by a few. Bath has become like Topsham and Brunswick with very little to look at and consider when shopping. I hear buyers are mounting up with bank approval letters, but, they still do not have enough affordable options to consider.

April ended with 39 Current Listings  (up 4 from March),  22 Pending Sales (down 1 from March), and  11 Closed Sales (down 3 from March).   Average Sales Price to List Price Ratio was 97% for April.

Comparing Bath’s data for April 2017 with April 2016, this is what we see:

  • April 2017 Current Listings – 39 vs 58 in April 2016
  • April 2017 Pending Sales – 22 vs. 33 in April 2016
  • April 2017 Sales – 11 vs. 17 in April 2016
  • April 2017 Median Sales Price – $173,000 vs. $135,500 in April 2016
