The Topsham Real Estate Market Report for November shows us that Topsham saw another slight increase in Available listings for the fourth month in a row ending with 32 total. The Pending sales remained strong with 26 only a decrease of 1 from October. Sold properties decreased from 13 to 6 total for the month which is exactly the same when comparing November 2016 to November 2017. The big item to note is the average sales price to list price ratio decreased all the way down to 93% for the month of November.

November ended with  32 Current Listings (up 5 from October), 26 Pending Sales (down 1 from October), and 6 Closed Sales in November (down 7 from October).  Average Sales Price to List Price Ratio was 93%.

If you compare November 2017 with November 2016 in Topsham, this is what you see:

  • November 2017 Pending Sales – 26 vs. 19 in November 2016

Brunswick, Maine – November 2017 Real Estate Market Report

In November Brunswick’s Real Estate market remained about the same when comparing with October. The Active listings only decreased by 1 still giving buyers some options to consider. The Pending sale properties increased by only 1 for the month of November showing us that business remains strong. Sold properties decreased by 4 when comparing October to November 2017. Brunswick has remained a strong market in our region, if you are considering listing in 2018, it will be smart to plan early!

November ended with 63 Current Listings  (down 1 from October),  29 Pending Sales (up 1 from October), and  21 Closed Sales (down 4 from October). Average Sales Price to List Price Ratio was 98% for November.

Comparing Brunswick’s data for November 2017 with November 2016, this is what we see:

  • November 2017 Current Listings – 63 vs 67 in November 2016
  • November 2017 Pending Sales – 29 vs. 24 in November 2016
  • November 2017 Sales – 21 vs. 25 in November 2016
  • November 2017 Median Sales Price – $247,000 vs. $219,000 in November 2016

Bath, Maine – November 2017 Real Estate Market Report

In November Bath’s Real Estate market saw a good decrease in Active listings to only 35 total available properties. Bath has not see inventory this low since December 2016. It will be interesting to see if December 2017 gets to a low in inventory that we have not seen in some time. The Pending properties remained strong with 29 total for November. Sold Properties also remained strong with Bath finishing with 20 for the month of November. A key piece to note is that Bath’s sales price to list price ratio rose to 103%!

November ended with 35 Current Listings  (down 8 from October),  20 Pending Sales (down 3 from October), and  15 Closed Sales (up 2 from October).   Average Sales Price to List Price Ratio was 103for November.

Comparing Bath’s data for November 2017 with November 2016, this is what we see:

  • November 2017 Current Listings – 35 vs 44 in November 2016
  • November 2017 Pending Sales – 20 vs. 24 in November 2016
  • November 2017 Sales – 17 vs. 9 in November 2016
  • November 2017 Median Sales Price – $203,000 vs. $130,500 in November 2016

Topsham, Maine – October 2017 Real Estate Market Report

The Topsham Real Estate Market Report for October shows us that Topsham, like Brunswick and Bath, remained steady for the month of October. Only an increase of two Active Listings from 25 to 27. Pending Sales were only up one from September from 26 to 27. Even the Sold Listings for October remained about the same increasing by only one from 12 to 13. Topsham still remains the low town for Active Listings when comparing Brunswick and Bath to Topsham. It has developed into a highly desirable area that just doesn’t seem to have enough to offer buyers. Don’t be discouraged and keep at it!

October ended with  27 Current Listings (up 2 from September), 27 Pending Sales (up 1 from September), and 13 Closed Sales in October (up 1 from September).  Average Sales Price to List Price Ratio was 95%.

Brunswick, Maine – October 2017 Real Estate Market Report

20161020_143553In October Brunswick’s Real Estate market had a decent decline in Active Listings from 72 down to 64. Brunswick is already in need of more inventory so to see this decrease before heading into winter only leads me to believe we will see another decrease in Active Listings next month. While the Pending Sales increased two properties, the amount of Sold Listings decreased by 6 from 31 to 25 for the month of October.

October ended with 64 Current Listings  (down 8 from September),  28 Pending Sales (up 2 from September), and  25 Closed Sales (down 6 from September). Average Sales Price to List Price Ratio was 98% for October.

Comparing Brunswick’s data for October 2017 with October 2016, this is what we see:

  • October 2017 Current Listings – 64 vs 78 in October 2016
  • October 2017 Pending Sales – 28 vs. 35 in October 2016
  • October 2017 Sales – 25 vs. 30 in October 2016
  • October 2017 Median Sales Price – $220,000 vs. $200,000 in October 2016

Bath, Maine – October 2017 Real Estate Market Report

20171031_150911.jpgIn October Bath’s Real Estate market remained about the same when comparing to September. The inventory only decreased by two listing from 45 to 43 Active listings. Pending Sales increased by two properties from 21 to 21 and the Sold Listings decreased from 17 to 15. If you have decided to hold off and wait until the spring market, be ready! The spring market has been kicking off early and quickly in the past few years so having everything lined up and ready to go will be key. Bath still offers a stable amount of listings to offer in all price ranges.

October ended with 43 Current Listings  (down 2 from September),  23 Pending Sales (up 2 from September), and  15 Closed Sales (down 2 from September).   Average Sales Price to List Price Ratio was 98for October.

Comparing Bath’s data for October 2017 with October 2016, this is what we see:

  • October 2017 Current Listings – 43 vs 54 in October 2016
  • October 2017 Pending Sales – 23 vs. 26 in October 2016
  • October 2017 Sales – 15 vs. 18 in October 2016

Topsham, Maine – September 2017 Real Estate Market Report

The Topsham Real Estate Market Report for September shows us that Topsham saw an increase in Active listings for the second month in a row ending with 25 total.  The Pending sales decreased from 32 to 26 for the month of September. Sold properties held strong at 12 decreasing by only 1 from August. Topsham remains the low town in Active listings when comparing with Brunswick and Bath. It is one of the most sought after towns to live in our region. Affordability is really tough making it almost impossible to get in on a small budget. If you are finding it hard to find something in Topsham, give Bath a look. Bath has a range of prices for Active listings and allot to offer. Sometimes a stepping stone is needed with your first purchase to make your goals a reality.

September ended with  25 Current Listings (up 1 from August), 26 Pending Sales (down 6 from August), and 12 Closed Sales in September (down 1 from August).  Average Sales Price to List Price Ratio was 99%.
