Brunswick, Maine – May 2017 Real Estate Market Report

In May, the Brunswick Real Estate Market had a very busy month. We saw listings finally increase significantly from 61 to 79 available listings. While pending sales decreased slightly, they still remained very strong with 42 total. Sales were up in a big way from 9 to 33! Looking back at May 2016 the numbers seem to line up with the busy spring we had in 2016. Hopefully buyers are finding more options as the listings are increasing. Time will tell how long this busy sellers market will last!

May ended with 79 Current Listings (up 18 from April),  42 Pending Sales in May (down 6 from April), and 33 Closed Sales in May (up 24 from April).  Average Sales Price to List Price Ratio increased to 99%.  

Comparing May 2017 with May 2016 in Brunswick:

  • May 2017 Current Listings – 79 vs. 78 in May 2016;
  • May 2017 Pending Listings – 42 vs. 58 in May 2016;
  • May 2017 Sold Listings – 33 vs. 39 in May 2016;
  • May 2017 Median Sales Price $268,000 vs. May 2016 Median Sales Price $191,000.

In May Bath’s Real Estate market saw an increase in available listings by 1 listing to 40 total. Looking at May in 2016 we had 29 more properties to consider for buyers. The inventory still remains low especially under $200,000. Brunswick and Topsham have tightened pushing buyers into the Bath market to seek affordability. It is quickly drying up and prices are increasing. Bath offers a great community with an awesome downtown, if you have not considered Bath come and explore what it has to offer!

May ended with 40 Current Listings  (up 1 from April),  19 Pending Sales (down 3 from April), and  18 Closed Sales (up 7 from April).   Average Sales Price to List Price Ratio was 98% for May.

Comparing Bath’s data for May 2017 with May 2016, this is what we see:

  • May 2017 Current Listings – 40 vs 69 in May 2016
  • May 2017 Pending Sales – 19 vs. 38 in May 2016
  • May 2017 Sales – 18 vs. 18 in May 2016
  • May 2017 Median Sales Price – $207,500 vs. $150,500 in May 2016

Topsham, Maine – May 2017 Real Estate Market Report

The Topsham Real Estate Market Report for May shows us that Topsham increased its available listings by only 2 listings. The Pending Sales decreased by 10 which is why the sold properties in Topsham for May was 22! This is a huge increase from April which only had 8 sold [properties for the month. Inventory continues to remain very low in Topsham and buyers move quickly on new listings that come out. Be ready with financing in place so when the right home comes on you can move quickly!

May ended with  24 Current Listings (a decrease of 2 from April), 27 Pending Sales (down 10 from April), and 22 Closed Sales in May (an increase of  14 from April).  Average Sales Price to List Price Ratio remained the same at 99%.

If you compare May 2017 with May 2016 in Topsham, this is what you see:

  • May 2017 Current Listings – 24 vs 28 in May 2016
  • May 2017 Pending Sales – 27 vs. 32 in May 2016
  • May 2017 Sales – 22 vs. 11 in May 2016

Bath, Maine – April 2017 Real Estate Market Report

In April Bath’s Real Estate market saw an increase in available listings to 39 total, that is an increase of only 4 listings from March, but, we will take anything we can get at this point! Pending Sales remained steady at 22 along with the Sold properties remaining strong at 11 sales for the month. It was great for buyers to see a slight increase in Active Listings, even if only by a few. Bath has become like Topsham and Brunswick with very little to look at and consider when shopping. I hear buyers are mounting up with bank approval letters, but, they still do not have enough affordable options to consider.

April ended with 39 Current Listings  (up 4 from March),  22 Pending Sales (down 1 from March), and  11 Closed Sales (down 3 from March).   Average Sales Price to List Price Ratio was 97% for April.

Comparing Bath’s data for April 2017 with April 2016, this is what we see:

  • April 2017 Current Listings – 39 vs 58 in April 2016
  • April 2017 Pending Sales – 22 vs. 33 in April 2016
  • April 2017 Sales – 11 vs. 17 in April 2016
  • April 2017 Median Sales Price – $173,000 vs. $135,500 in April 2016

Brunswick, Maine – April 2017 Real Estate Market Report

In April, the Brunswick Real Estate Market saw an increase in only 1 Active Listing for the month. Pending Sales increased from 32 to 48 showing us that Brunswick is still moving quickly and that spring activity is upon us. We would expect to see Brunswick increase in the number of Sold units for May with all the activity and Pending Sales. Brunswick continues to be a hot market and with new housing options at the McKean Street landing, affordability is possible as those homes reemerge into the market. 

April ended with 61 Current Listings (up 1 from March),  48 Pending Sales in April (up 16 from March), and 9 Closed Sales in March (down 5 from March).  Average Sales Price to List Price Ratio remained the same at 98%.  

Comparing April 2017 with April 2016 in Brunswick:

  • April 2017 Current Listings – 61 vs. 66 in April 2016;
  • April 2017 Pending Listings – 48 vs. 67 in April 2016;
  • April 2017 Sold Listings – 9 vs. 20 in April 2016;
  • April 2017 Median Sales Price $295,000 vs. April 2016 Median Sales Price $192,500.

Topsham, Maine – April 2017 Real Estate Market Report

The Topsham Real Estate Market Report for April shows us that Topsham remained the same with Active listing at only 22 available. The Pending Sales took a good increase to 37 showing us that new listings continue to move quickly in this hot market. With all of the Pending Sales we would expect the Sold Properties to increase a bit for the May Market Report. Topsham continues to be a tough market to get into, if you are looking to buy in Topsham you better have your financing lined up and ready to go before looking!

April ended with  22 Current Listings (remaining the same from March), 37 Pending Sales (up 8 from March), and 8 Closed Sales in April (a decrease of  4 from March).  Average Sales Price to List Price Ratio increased from 103% to 99%!

Bath, Maine – March 2017 Real Estate Market Report

In March Bath’s Real Estate market saw the inventory level remain about the same from February. Buyers are still out actively looking for properties and are ready to move quick. Bath remained strong with an increase in pending sales to 23. With Topsham and Brunswick remaining very low with inventory, Bath has finally taken a good jump in the right direction for sellers. Buyers are now feeling the same pinch as Topsham and Brunswick when looking for a home. Be ready and get things in order so when the right home does come on the market you can act quick and not miss out!

March ended with 35 Current Listings  (up 1 from February),  23 Pending Sales (up 1 from February), and  14 Closed Sales (up 6 from February).   Average Sales Price to List Price Ratio was 96% for March.

Comparing Bath’s data for March 2017 with March 2016, this is what we see:

  • March 2017 Current Listings – 35 vs 61 in March 2016
  • March 2017 Pending Sales – 23 vs. 23 in March 2016
